Construction Survey and Layout 

A construction survey is conducted to provide horizontal, vertical, and legal information to the building industry. Once the legal boundaries of a property have been established, any development or improvement to your property needs to be accurately located and detailed. It is useful for:

  • Purchasers -To define features and boundaries

  • Builders - To position and define the location of the new dwelling within the site

As Built Survey of New and Existing Structures

A Surveyor's Real Property Report consists of a Plan of Survey and a written report to be read in conjunction with the plan.  The plan of survey shows the structures located on the property, any easements, fences, and any potential encroachments.  This plan is not deposited in the Land Registry Office and is generally used to provide to home purchasers upon request or to determine the setbacks of existing structures to the property lines. Topographic Survey

Subdivision Plan

Also known as a Registered Plan or M Plan, this plan provides a means to create a large number of lots within a parcel of land in which the boundary of the property has been certified. Once a Plan of Subdivision or M Plan is registered, the original or underlying legal property fabric is extinguished and the new property identification is created. The purpose of this is to create a large number of residential or commercial properties within the framework and control of the Local Planning Authority. Subdivision plans are useful for:

  • Developers - To create new properties

  • Purchasers - To provide a graphic illustration of the interests to be sold
